Billionaire Gabe Newell Buys $70 Million Mansion With Its Own Tunnel To The Beach

Gabe Newell, the billionaire founder of Valve, has purchased a luxury mansion in Manalapan, Florida for $70.8 million. The sprawling 20,000-square-foot oceanfront property features seven bedrooms, 13 bathrooms, and a distinctive underground tunnel connecting the estate directly to the beach. The sale closed on June 15, 2026, with Newell acquiring the home at approximately 16% below its original asking price of $85 million. The property is located near former President Donald Trump’s Mar-a-Lago resort.

The previous owners, Cindy and Ron McMackin—founders of mechanical subcontracting firm Pan-Pacific Mechanical—had purchased the home in 2020 for approximately $39 million, resulting in a significant profit on their investment. The estate is widely available for viewing through real estate listings, with multiple photographs and promotional videos showcasing its features and design.
